Construction Risk Consultants (CRC) utilizes Critical Path Method (CPM) Scheduling to facilitate informed and timely decisions. We take the following steps to ensure proactive management program objectives:
Develop Baseline Schedule:
- Develop detailed CPM Baseline schedules utilizing Primavera P6. Incorporate all contract requirements including access restraints, limitation of operations and specific means and methods to prosecute the work. Record potential risk and action(s) necessary to mange to reduce or eliminate risk. Load schedules with cost and resources, allocate overall cost and establish cash flow projections.
Develop Progress Updates:
- Update the schedule on a bi-weekly or a monthly basis to reflect actual physical progress on site. Incorporate “Out of scope” work performed, directed changes, constructive changes and unanticipated conditions. Analyze and apportion impact(s) to contract milestone dates. Memorialize each progress update and develop a detailed monthly progress report documenting, among other things, change order work, delays due to others, impacts to contract milestone dates and earned values. Identify Delays:
- Analyze the causes leading to delays and/or constructive acceleration. Support project teams with the development of accurate project documentation and Time Impact Analysis (TIA) to support requests for additional compensation and time extensions.
- Frequent progress updates serve a key role in analyzing construction delays. Snapshots of the project just prior to the occurrence of the delay serve as the basis for establishing the impacts due to the delays encountered. This earlier snapshot can then be compared with the as-built data after the delay has been encountered. This data can be analyzed to identify the parties involved and apportion delay responsibilities accordingly.
- Progress updates and snapshots serve as the basis for analyzing impacts due to potential future delays. This helps project teams to unify and find solutions to potential problems before they occur.
